Every day, thousands of people pass through building entrances without a second thought, until something goes wrong. A malfunctioning door during peak hours isn’t just an inconvenience; it disrupts operations, creates safety risks, and slows critical building flow.

For facilities managers overseeing high-traffic environments, such as hospitals, retail centers, corporate campuses, transit hubs, and more, entrance systems function as critical infrastructure that directly impacts building performance. Yet doors often receive less attention than elevators, HVAC systems, or electrical infrastructure, despite cycling hundreds or thousands of times daily.

The reality is that every entrance sits at the intersection of multiple facility priorities. It influences occupant experience, accessibility, security, energy efficiency, and operational flow. When one component fails, the ripple effects extend well beyond the doorway itself. Just as facilities managers select HVAC or electrical systems based on building demands, entrance technology should be matched to the operational needs of the space. The goal is not simply choosing a door; it is selecting an entrance system that supports reliability, efficiency, and occupant flow over the long term. The three primary entrance solutions—automatic sliding doors, automatic swing door operators, and revolving doors—each serve different operational purposes depending on the environment.

Automatic sliding doors are best suited for high‑volume, bidirectional pedestrian flow, and usually in cases when the pedestrians’ hands are unavailable (think shopping carts, luggage, bags and packages, ADA compliance, etc.). Common in grocery stores, healthcare facilities, and large retail environments, they offer wide, space‑efficient openings that support steady throughput. For very high‑traffic locations, selecting models designed for higher duty cycles can help ensure more consistent performance over time.

Automatic swing doors are often a practical option where sliding doors are not feasible. They can be used to automate existing entrances, improving accessibility and supporting ADA compliance without requiring significant structural changes. This makes them particularly valuable for facilities working within existing footprints.

Revolving doors are a strong choice where energy performance is a priority. By minimizing air exchange between the interior and exterior, they can help reduce the load on HVAC systems while maintaining a steady flow of people. They are particularly effective in climates where maintaining interior temperature is critical, though they are typically paired with an adjacent accessible entrance to meet ADA requirements.

When entrance technology aligns with a building’s traffic patterns and operational goals, facilities that feature reliable entrances can reduce unnecessary wear, lower service demands, and long-term operating costs.

The Reliability Equation: Why Simplicity Wins

When evaluating entrance systems, complexity is the enemy of reliability. Like any mechanical infrastructure, systems with fewer moving parts and thoughtfully engineered components often experience fewer service interruptions and lower service demands over time.

Doors that require relatively less service all share common features, including fewer moving parts, sealed drive systems, durable materials, and modular wear components. For facilities managers focused on total cost of ownership, these characteristics translate directly to lower lifecycle costs and fewer emergency calls.

Ultimately, reliability is not measured by how a system performs on installation day; it is measured by how consistently it performs after thousands of daily cycles.

Building a Proactive Service Program

Even the most robust systems require ongoing attention. A proactive door service strategy that includes daily safety checks is essential for reducing costly downtime and extending equipment life.

Daily: Perform a daily safety inspection of all automatic door systems in accordance with the instructions, guidelines, and/or specifications found in the owner’s manual for the door systems. Train staff to listen for unusual sounds, and watch for hesitation, inconsistent movement, or sensor irregularities that could indicate developing issues. If any automatic door system is malfunctioning or otherwise not working properly, or any unsafe condition exists with respect to any automatic door system, immediately remove such door system from service to mitigate any damage or risk and immediately notify your automatic door service provider of such malfunction or unsafe condition.

Weekly: Clean tracks and sensors. Debris accumulation is one of the leading causes of malfunctions and avoidable service calls. Routine cleaning helps ensure safe, reliable operation during periods of peak demand.

Annually: Schedule inspections with AAADM-certified technicians to evaluate safety sensors, mechanical components, and timing/force settings to verify proper operation.

Ongoing: Document all service activity. Service records enable facilities teams to identify trends, anticipate recurring issues, and make more informed capital planning decisions when repair frequency begins to increase.

Much like preventative service for HVAC systems or elevators, routine entrance service helps protect operational continuity while reducing the likelihood of disruptive emergency repairs.

Lifecycle Planning: Repair vs. Replace 

In addition to selecting the right entrance system, long‑term performance depends on how the equipment is serviced and supported throughout its lifecycle. Planned service, access to replacement parts, and alignment with current safety standards all play a role in total cost of ownership.

Facilities teams should monitor indicators such as increasing service needs, system reliability, and how well older equipment aligns with current performance expectations. These signals can help inform strategic repair-or-replace decisions before failures occur. Factoring these considerations into longer‑term planning can help reduce unplanned downtime and support more predictable budgeting.

Shifting from reactive fixes to proactive lifecycle planning allows facilities leaders to minimize disruption, extend system performance, and better align capital planning with operational needs.
